The Lower Far Northeast/Upper Far Northeast District Plan has officially begun as of June 2016. PCPC staff are working on these districts in conjunction with each other and will produce one district plan for the two districts.
Winchester, Winchester Park, Ashton, Pennypack Woods, Academy Gardens, Morrell Park, Crestmont Farms, Walton Park, Parkwood, Normandy, Mechanicsville.
Academy Road and Grant Avenue are major highways serving the relatively modern, family-friendly communities of the Lower Northeast. Key issues are neighborhood walkability, pedestrian safety, traffic calming, complete streets, and the need for small parks linked by green connectors. Like the Pennypack, Poquessing Creek should have continuous parkland, trails and public access. There are quality of life issues such as property upkeep, dumping, and litter (affecting both private and publicly-owned land). Zoning issues focus on the compatibility of new development and the conversion of homes to rental units. An emerging issue is how to allow homeowners to utilize solar, wind and other alternative energy sources. There is a need to attract more jobs to the industrial parks, including green economy businesses.
